We get what owners do
We understand the financial and operational realities of rental ownership because our experience extends beyond property-management transactions.
About J R Grace Realty
We care for rental properties like the investments they are, combining real-world ownership experience, disciplined systems, purposeful technology, and people who remain accountable.
Patrick Pendley
Patrick brings more than 20 years of real-estate experience across ownership, investing, sales, financing, rehabs, lease options, leasing, and property management. That experience shapes conversations around the owner’s situation—not only the house.
J R Grace understands the realities behind a rental: mortgage payments during vacancy, expensive turns, HVAC failures, reserves, insurance, financing, and long-term decisions about whether to keep or sell. Our role is to understand what you are trying to accomplish and give you a clear, practical recommendation.
What makes us different
We understand the financial and operational realities of rental ownership because our experience extends beyond property-management transactions.
Property management is the core business. Our systems, training, maintenance, communication, and compliance work are built around managing rentals well.
Elite describes our preparation: continual training, practice, education, documentation, and improvement. It does not mean pretending we are perfect.
Technology + human service
Digital agreements, applications, document submission, owner funds, reporting, move-in tools, and workflow tracking make the experience faster and easier to follow. Those tools support people; they do not replace them.
Owners and residents can still call, email, or meet with the team when a conversation is the better solution. A shared company inbox also helps the right person respond instead of making someone wait for a single individual.
Straight-shooting integrity
Rental ownership will eventually involve a difficult repair, a vacancy, a resident issue, or another situation no manager can eliminate. We tell you what we know, explain what we recommend, and avoid guarantees about outcomes we cannot control.
When a company-caused accounting, billing, repair, or process error occurs, we work to make it right, learn from it, and improve the system that allowed it to happen.
We communicate more during onboarding and the first 100 days because every useful interaction builds trust before a hard decision or unexpected problem tests it.
