Rental qualifications
Requirements can vary by home or assistance program. The current written application criteria and final lease terms control.

Gross income generally equals three times the rent, supported by recent pay stubs or a tax return.
Screening reviews credit, rental and eviction history, financial history, and criminal history. A guarantor may be required.
Common questions
A home is held only after an application is complete and approved and the security deposit has been paid. Delayed move-in holds are limited to 14 days, and prorated holding days may be deducted if an applicant does not move forward.
No. J R Grace Realty does not collect the last month’s rent, and security deposits are not used for rent payments.
Applicants must be at least 18 years old to apply for a lease.
Yes. Security deposits are refundable subject to the lease, property condition, outstanding charges, and applicable law.
An applicant who cannot qualify through the standard credit, financial, history, or rental-history review may need a guarantor who can qualify.

Current resident questions
Residents can pay online by bank account or credit card, or use approved cash or check payment locations such as Walmart or H-E-B.
Request approval in writing. Once approved, complete the required pet addendum, deposits or fees, and screening requirements before bringing the pet to the property.
The responsible party depends on the cause. Resident-caused damage is charged to the resident; owner-responsible building or age-related repairs are charged to the owner.
Submit a request through Resident Web Access or call the office. Include the affected area, what you observed, and any steps already taken to prevent further damage.
Call the main office number after hours to reach the maintenance hotline. The team will assess the situation and determine the appropriate response.
